Most flat roofs do not wear out. They leak at a seam. A lap lifts, a flashing pulls away from a curb, a patch on a patch gives up in the first real rain. Our seamless single-ply roof system takes the seams out of the equation. We prepare the roof you already have, repair what needs repairing, and apply one continuous membrane across the whole surface, bonded to every drain, pipe, skylight and parapet. The finished roof is one piece, bright white, and built to take ponding water, foot traffic and the Southern California sun.

How a Restoration Goes
1. Roof inspection
We walk the roof and photograph every problem. If the deck is rotten or the roof is too far gone, you hear it from us before anyone quotes a number.
2. Repairs and prep
Wood repairs, failed flashings, bad drains and soft spots get fixed first. Then the whole roof is cleaned and primed so the new membrane bonds to it.
3. Detail work
Every drain, scupper, pipe, curb, skylight and parapet gets reinforced and sealed by hand. This is where flat roofs leak, so this is where the time goes.
4. The seamless membrane
The system goes down across the entire roof as one continuous layer, carried up every wall and over every detail. No laps. No seams.
5. Photos, warranty, maintenance plan
You get the finished roof documented from the ground and from the air, the manufacturer warranty, and a maintenance schedule that keeps it valid.

We're an open book
What is a seamless single-ply roof system?
One continuous, seamless membrane applied over your existing flat or low-slope roof. We clean and repair the roof you have, detail every drain, curb, pipe and parapet, then build the new membrane across the whole surface in one piece. There are no laps, no welded seams and no caulk holding it together, which is where most flat roofs leak. The finished roof is bright white and bonded to everything it touches.
Does the old roof have to come off?
Usually not. If the deck is sound and the roof underneath is dry, the system goes over the existing roof. That keeps the tear-off, the dumpsters and the noise off your project, and your tenants stay open. Where the roof is too far gone, we say so and replace it.
How long does the job take?
It depends on the size of the roof and how much repair it needs first. We give you the schedule with the estimate and work around the building, so tenants and guests can keep using it.
What does a white roof do for the building?
It reflects the sun instead of soaking it up. The roof runs cooler, the air conditioning runs less, and the roof meets California Title 24 cool roof requirements. On a hotel or a warehouse that is a real line on the utility bill.
Do you do this on homes?
Yes. Ventura County has plenty of flat and low-slope homes, additions, garages and patio covers. Same system, scaled to the house. The Ventura homes in our portfolio were done this way.
Do you do spray foam (SPF) roofs?
Yes, and often. Spray polyurethane foam goes on as a liquid and expands into one seamless, insulated layer that follows every slope, drain and penetration, then gets a protective white top layer. It adds insulation and can be built up to move water toward the drains. We also restore existing foam roofs that have weathered or blistered. When we inspect your roof, we tell you which system fits it.
What comes with the finished roof?
The manufacturer warranty paperwork, before and after photos of the whole roof, and a maintenance plan. Our annual and biannual rooftop maintenance keeps drains clear and the warranty valid.
